Evaluate & Accept Offer
When offers come in, my job is to help you see beyond the headline number. Together, we review each offer carefully — looking at price, financing strength, contingencies, timelines, and overall risk — so you can make a confident, informed decision.
If an offer needs refinement, I handle the negotiation and communication, adjusting terms like price, closing costs, repairs, or move-in timing to best support your goals. Once the right offer is selected, I review the contract in detail to ensure everything is structured properly before we move forward.


Steps To Close
With an accepted offer in place, we move into the final stretch. During this phase, there may be inspections, an appraisal, surveys, or agreed-upon repairs that need to be completed before closing. I coordinate each of these steps and make sure responsibilities are clearly assigned and handled by the appropriate party.
I stay in close communication with the buyer’s agent, lenders, contractors, and the title company to keep timelines on track and ensure nothing is missed. As we approach the closing date, I confirm that all required items are completed and that the transaction is fully prepared to close. I’ll also help you plan for move-out and timing so the transition is smooth for both you and the buyer.

Closing
This is the final step, and everything should feel clear and well organized. On closing day, ownership of the home officially transfers to the buyer, and we review and sign the final documents together to complete the sale.
I’ll be there to make sure everything is in order and help coordinate the final details — from utility and service transitions to sharing any important information the buyer may need for the home.
